Which coffee machines are the country houses equipped with on site?

Both country houses have a conventional filter coffee machine and a Nespresso capsule machine (including starter set, of course). The capsules are available in every supermarket.

The kitchen is equipped with a spice cabinet, so you don't have to eat your rice pudding without cinnamon or your chicken without paprika.

There is a washing machine with integrated tumble dryer in the downstairs bathroom. Of course, detergent and fabric softener are also provided so that you can use the machine at any time. Of course there is also a clothes horse on site.

Up to two dogs per house are allowed. Please inform me before arrival if you are bringing a dog. We charge an additional €10.00/night for the dog (surcharge for more intensive cleaning).

The dishwasher tabs are refilled by us and are always in the kitchen cupboard under the sink. Dishwashing detergent is also provided.

Filled hand soap dispensers can be found in both bathrooms and in the kitchen.

Each house is equipped with two full bathrooms (washbasin/shower/WC).

Each bathroom is equipped with a starter set of toilet paper.

A hoover is available for your use in the boiler room under the stairs.

High-quality insect screens are installed in all upper rooms (3 bedrooms and bathroom) - we wish you mosquito-free nights. The two large patio doors are also fitted with insect screens (with magnetic catch) so that even small children and potential pets can exit without any barriers.

The beds are of course made up on arrival. If you are staying longer than a week, we will of course be happy to provide you with a second set. Just let us know. A sufficient number of towels/dish towels are also available for „in-house“ use. Please bring your own towels for outside use (lake visits, picnics).

Residual waste (black bin), paper waste (green bin) and plastic waste (yellow bag) are disposed of in the bin box (outside). All bins are labelled accordingly so that you can easily find your way around. Inside (under the stairs) there is a container for your old glass, which we will be happy to dispose of for you.

Each house comes with a charcoal barbecue including barbecue utensils. This is located in the shed belonging to the house. The key hangs in the cloakroom!

In spring 2026, terrace roofs measuring approx. 5 x 3 metres were installed. So even in a downpour you can sit dry with a perfect view of Lake Ossiach.

Each house has a cosy lounge area for 6 people with cushions, which is protected from the rain under the canopy. The cushions can be found in the cushion box (outside) and under the stairs. A small bistro table with chairs is located on the side terrace, ideal for a quiet morning coffee - of course there is also a large parasol here. Please always retract the parasol when leaving the house, as there are occasional heat storms in summer. Otherwise the parasol will fly away. The house also has two sun loungers.

Each house has two parking spaces: One covered parking space under the carport, one open parking space to the side of the house.

Each house has a specially labelled, sturdy, lockable shed. The key hangs on the coat rack. Please use this shed to store your expensive equipment safely. We are here in the village and theft is rare but better safe than sorry.

Questions about the local infrastructure

There is a BILLA and a SPAR supermarket in Bodendorf. Both are within walking distance of the holiday homes.

Do the supermarkets have Sunday open on public holidays?

Baker STROBL spoils our guests with homemade bread and cake specialities. A variety of regional specialities, farmhouse breads and cakes are also available in the GREISSLEREI RASCH available. The SPAR and BILLA markets also stock a wide range of bread and rolls.

In the summer months, Bodensdorf has a 2025 renovated lakeside pool with free entry, a beautiful jetty, a sunbathing lawn shaded by natural trees, a playground and a small restaurant for ice cream and other snacks. On the other side of the lake is another large lakeside resort in Ossiach (easily accessible by car or lake taxi).

Bodensdorf has a very beautiful spa park with direct access to the lake. There is a great playground, a miniature golf course and a very nice Café PAVILLION AM SEE (which is open from mid-March to around the end of October)

There is a suburban railway that runs to Villach and Klagenfurt (directly from Bodensdorf) with a very good frequency. Of course there are also bus lines, the ski bus also runs from several stops to the Kanzelbahn in winter. All guests of our country houses can use public transport in Carinthia free of charge with the free ErlebnisCard.

Bicycles (including e-bikes) can be hired at the tourist information centre in Bodensdorf, also at the Leo Inn. There is also an e-bike hire service in Annenheim, which delivers the bikes to our houses and picks them up again later.

The Sonnenapotheke Bodensdorf is open all weekdays including Saturday.

There is a wide range of restaurants in the town. There is something for every taste: from Italian to Greek and fast food to traditional pub culture. We are happy to give you our personal recommendations.

During the summer months, the tourist information centre is located in the Bodensdorf municipal office. The tourist office in Sattendorf is open all year round. In the offices, for example, the KärntenCard is available, information on all Carinthian excursion destinations is available and bicycles can be hired.
