The rental contract is concluded upon confirmation by Holidu.<\/p><h2>\u00a7 3 Rental property<\/h2><p>The holiday homes \u201eAlmrausch\u201c and \u201eSteinrose\u201c in 9551 Bodensdorf\/Steindorf on Lake Ossiach are available to rent, each for up to 6 people (118 m\u00b2, 3 bedrooms, 2 bathrooms).<\/p><h2>\u00a7 4 Arrival and departure<\/h2><p>Check-in: 15:00-23:00. Check-out: until 10:00 am. Access via self check-in.<\/p><h2>\u00a7 5 Prices and payment<\/h2><p>Payment exclusively via Holidu. No separate deposit - damage covered by Holidu Protect.<\/p><h2>\u00a7 6 Cancellation conditions<\/h2><p>The Holidu guideline applies <strong>\u201eStrict\u201c<\/strong>:<\/p><ul><li>Cancellation \u2265 30 days before check-in: 100 % refund<\/li><li>Cancellation 8-29 days: 50 % refund<\/li><li>Cancellation &lt; 7 days or no-show: no refund<\/li><\/ul><p>The tenant reserves the right to prove that no or less damage has occurred. Travel cancellation insurance is recommended.<\/p><h2>\u00a7 7 Occupancy and house rules<\/h2><p>Max. 6 persons. Binding rules: No smoking; pets by arrangement (max. 1); no events; night-time quiet 22:00-07:00, midday quiet 12:00-14:00; rubbish separation; careful handling.<\/p><h2>\u00a7 8 Liability of the guest<\/h2><p>Liability for culpably caused damage. Immediate obligation to report.<\/p><h2>\u00a7 9 Liability of the landlord<\/h2><p>No liability for force majeure. Liability for slight negligence is excluded to the extent permitted by law.<\/p><h2>\u00a7 10 Right of cancellation<\/h2><p>According to \u00a7 18 para. 1 no. 10 FAGG, there is no right of cancellation for holiday accommodation for certain periods. Guest agrees to exclusion.<\/p><h2>\u00a7 11 Law and place of jurisdiction<\/h2><p>Austrian law. Place of jurisdiction at the registered office of the Lessor; statutory place of jurisdiction for consumers.<\/p><h2>\u00a7 Section 12 Online dispute resolution<\/h2><p>EU platform: <a href=\"https:\/\/ec.europa.eu\/consumers\/odr\" target=\"_blank\" rel=\"noopener\">https:\/\/ec.europa.eu\/consumers\/odr<\/a>.
